Sell Your Home Faster With Feng Shui


The First 15 Seconds!

Everyone knows that first impressions count. Generally buyers decide within the first 15 Seconds whether or not the like your home. The power of Feng Shui will help make those 15 Seconds count! And help to increase the bottom line !

It doesn't really matter if you believe in Feng Shui or not! What do you have to lose? At Blue Avalon we believe that by following the practices of Feng Shui-you will make your home more appealing, the buyers will perceive a higher value for your home, and your home will sell faster and for more money!

The idea behind Feng Shui is to create an environment that is harmonious to the buyer! The following practical tips will help you refresh the energies in your home

Are You Ready to Go?

The most important factor in selling your home faster is you must be emotionally or mentally ready to go. Everyone in the home (yes all occupants) must be ready to move forward otherwise these feelings will block the flow of energy needed to allow the home to sell. Have a family meeting, make sure everyone is on the same page.

Lift Up The Anchor!

The southernmost point of the home is considered the grounding spot. Just as if you where on a boat, this is where the anchor would ground you. If you have a very large piece of furniture or artwork here-move it-pull up the anchor and get ready to sail! Keep this area light-not grounded.

Bring in the Good Chi (Energy)!

You need to next bring in good energy to the areas in your home that will help stimulate the sale. How can you do this? The next few pages offer helpful tips in order to ensure you are maximizing your homes full potential by bringing in vibrant, lively positive Chi into each and every room in your home.

Here we Go!

1. Start Packing!

Start packing up your possessions. In particular family photos and mementos that may keep a perspective buyer from being able to visualize you out or the home and their family in the home! You must make the home feel less like your home-more of a blank canvas. Pack up all extras clothes, soft toys, hockey equipment-everything you can-clutter must be at a minimum. Box everything up-keep it all together (perhaps in the garage) coved with a plastic sheet-showing the buyer your ready to go! Engage that powerful energy of movement!

2. The For Sale Sign!

The for sale sign should always be place to the right of the front door as you look at the front door (facing it from the street) - This is the energetic side of the house and has more Yang (moving) energy. Also make sure that the number of the house is clearly visible from the street.

3. Remember Engage The Senses!

Engage all the senses of the potential home buyer in as many possible ways as you can.

Sense of Sight

Clear paths to front door, Beautiful potted Flowers, fresh paint, interesting ornaments. Make sure there is lots of horizontal space namely clear work surfaces, clear shelves and dressers, and place an object on the diagonal from each door (drawing the eye in to make the room appear larger)

Sense of Feeling

Have unique doorbell, stained glass or artwork at the front door to touch. All rooms should have ample space and entry.

A feeling of ease and comfort in each room. Make your home feel alive with fresh flowers, a breeze blowing in from one of the windows or a roaring fire in the dead of winter.

Sense of Sound

Have a sweet sounding wind chime (at front door). Place bird food in feeder to attract chirping birds into the garden. Have soft music playing, or a gurgling fountain by the front door

Sense of Smell

Have fragrant flowers along the pathway to the door. Inside-according to Feng Shui Principles-scents that are earthy such as Cinnamon or Pine actually appeal more to a wider range of people.

Sense of Taste

For the extra treat-place a bowl of chocolate or cinnamon candies in a crystal bowl on the hall entrance table.

4. First Impressions-Curb Appeal & The Entrance

Curvy walkways leading up to the front door are very good Feng Shui, it the lines of the walkway are straight, make it look like it is a meandering pathway with flower pots along the sides!. Make sure there are no dead bushes, or overgrown shrubs-trim them all back and make them look neat. Keep the entranceway or "mouth" of the home immaculate-this is where Chi comes into the home. Have a welcoming doormat, potted plants (red or yellow flowers are good) on each side of the door and ensure that the door has a fresh coat of paint! Outdoor lights should be kept on in order to showcase the home.

5. The Front Foyer/Hall

If possible, place a hall table on the right hand side as you enter the home. Fresh flowers here are an excellent choice. Business cards (realtor) and the listing brochure should be placed here, however make sure they are in an acrylic upright stand-in Feng Shui-laying these down on the table is the same as saying that the realtor is "laying down" on the job! For another touch to enable the Sense of taste-place a bowl of chocolate or cinnamon candies in a crystal bowl for your potential buyers!

6. The Kitchen

To most buyers, the kitchen is the most important room in the house, therefore it must exude health and prosperity -which is what a kitchen stands for in Feng Shui terms. Ensure all counter tops are immaculately clean and clutter free. If you have a pantry-make sure it is organized and neat. Place a beautiful bowl of granny apples, oranges, or a jar of fresh baked cookies on the counter.

7. The Bathrooms

Bathrooms should never be visible when first entering the home. Make sure that all bathroom doors remain closed. The bathrooms should be kept immaculate and toilet seat lids should always be down-a very important consideration in Feng Shui. Earth colours (yellow, brown) are good. Pebbles are excellent accessories. Keep all water symbols out of the bathroom as well as any plants -which symbolize wood-as the worsen the draining energy.

8. The Master Bedroom

The master bedroom should appear-gender neutral. A calming balanced feeling is what your goal is for the master bedroom. Colors like beige, cream, green grey, are all good. Remove personal items (frames etc) to allow the buyers to imagine themselves in the home.

9. The Living Space (Family Room/Living Room/Great Room)

This area should be easy to walk around and relax in. Comfortable furniture -but not too much or too big. A fireplace is great! If you have one make sure it stands out with a dramatic piece of artwork over the mantel. Keep mantel items to a minimum. Furniture should be place in a L shaped or U shaped configuration-not just two pieces placed opposite each other (this is a confrontational shape in Feng Shui- and could cause arguments). Light the fireplace, place soft music, have something on the coffee table (snack etc). The Living Room should have lots of light and "Yang" bright colours-add touches of bright colours in accessories or fresh flowers.

10. The Dining Room

In the Winter-make sure the dining room is the warmest room in the house-In the summer make sure the dining room is ready for entertaining! Fresh flowers (yellow is good for communication) or a large bowl of fruit on the dining room table helps to set the mood. Fire colors of orange, red and amber can also help to warm up this room!

Key Feng Shui Adjustments

1. Turn on all the lights in the house two to three hours before anyone comes in to view the house. This will allow the Chi to move and energize the home. Lots of natural light is good as well-open all the blinds!

2. Keep doors of all room shut in order for them to hold their energy

3. If you have unused rooms (like guest bedrooms) make sure use the room occasionally or put the lights on for a few hours each day or have music playing so keep the chi moving.

4. On the left hand side of the main door as you look at it from inside-hang a small flowing water symbol (metal framed mirror, picture of a waterfall, a fish bowl) This helps to bring movement and energy inside the home

5. Yellow flowers in the living room, hall and dining room (fresh or silk) - they help stimulate the chi and encouraging communication.

6. Small amethyst crystals placed on top of TVs, computers and electrical equipment helps to cleanse chi and fight the draining effect of static electricity.

Compass Directions are Especially Helpful

One of the best ways to sell your home quicker is to utilize specific items in each sector of your home based on its compass direction. The item can represent one or more of the requirements of the sector, for short one of the CANE items (colour, animal, number or element). So for example;

The Northwest-is the helpful people sector-which is key in selling your home-activate it by playing music here, placing a metal object here, the colors of grey or white or anything related to the number 6. Good animals are dragons and horse

The Southeast-represents wealth and prosperity-good for getting your listing price! In this area-place objects of wood, colors of green or something with the number 4. Good animals are Roosters and Chickens

The South-represents Fame and Fortune-Colors of Red, Objects depicting Fire or the number 9. Good animals are Pheasants, Toads, Tortoise, Crab.

The East-represents Health, Family, Harmony- Objects in wood-Colors of green and the number 3 work well here. Good animals are Galloping horses, Flying Dragons.
