If you're a new parent or expecting to have children in the near future, there are ways to make your home a better environment for your family. This goes beyond simply purchasing safety locks for your kitchen cabinets. The right floor plan and decor choices can save you a lot of trouble in the future as you take care of your babies and raise your family. Here are some tips for working with your contractor to create a child-friendly new home:

Keep the bedrooms on the same level.

Baby monitors allow you to hear your baby at night, even if he or she is sleeping in the basement while you're on the third floor. However, as your child grows, there will be times when he or she will need you at night after a scary dream or when insomnia strikes. When that happens, you don't want your child to have to climb stairs or navigate a dark house to find you. Instead, keep all of the bedrooms on the same level of your home with at least one of them close to your master bedroom or suite.

Beware of sharp corners in your kitchen.

With small children, stairs can be a hug hazard. Most homes have at least one set of stairs, and unless you specifically want a ranch, there's no reason to avoid stairs just because you want to have kids someday-just plan the stairs with safety in mind. Make sure there's a lockable door if you have stairs leading to a basement, and use rails that are safe for all ages. You should also consider carpeting your stairs to prevent slips and adding gates to the tops and bottoms of staircases that can be removed when your children are old enough.

Decorate rooms to grow.

It can be frustrating for your teenage son to live in a bedroom that is painted powder blue and has teddy bears and balloons on the ceiling. While your decor choices may look sweet when your baby is still in diapers, unless you're willing to shell out the money for a makeover every few years, it pays to decorate with the future in mind. Forget formal spaces, for the most part.

Formal spaces, like formal dining rooms or formal living rooms, just don't lend themselves well to a busy family. You don't have to give up these spaces completely if you're in love with the idea of more traditional rooms, but make sure that there are plenty of places for casual living as well in the home. Otherwise, that expensive carpet will be covered in drool and those large formal area rugs under your dining room table will have spaghetti stains.

It's no secret that a complete remodeling job, even if it's just for one room, can cost into the thousands of dollars. While the cost may be justifiable if you're planning on staying in the home a long time, most remodeling projects increase your home's value by at most 80 or 90 cents for every dollar you invest. So, if you're looking to sell your home soon, or if you're buying and selling a home for profit, you want to keep your improvements simple and cheap.

Perhaps the place to start is by improving the things people can see. The first thing home buyers see is the outside of your home. In rural or suburban areas, home sellers need to make sure the shrubs are trimmed, the lawn is mowed and the landscape is neatly manicured. Improving these areas and eliminating such highly visible eyesores will add the most value per dollar to your home. Consider these ideas:

Clean up the yard. Remove trash and yard waste. Mow your lawn and keep it in good condition with proper watering and applying fertilizer appropriate to the season. Use a weed whacker to get in the tight corners and along the edges of sidewalks

and the house. Trim the hedges, get rid of weeds, and mulch the lower beds.

Eliminate the mess and clutter inside the home. Chances are you'll be showing the house to potential buyers, so you'll want to get the house organized and get rid of clutter or put it in storage. The idea is to make the home as unemotional or impersonal as possible so that potential buyers can imagine themselves living there. It's a lot cheaper to wash walls or siding than to repaint or replace siding, and many times a good cleaning will make your home's finishes look good as new. Pressure wash your home's exterior, and wash interior walls. Clean your windows so it's hard to tell they're even there.

And what about smells and pets? You may adore your dog, but that doesn't mean potential future owners need to be reminded of its presence. Keep in mind that pet smells, cigarette smells and food smells tend to linger, so clean the carpets, floors, and furniture, and do what you can to eliminate those odors.

Add a fresh coat of interior paint. Sometimes you just really need to repaint, but you can do it yourself relatively cheaply on interior walls.

First, patch up any holes, no matter how small. To get a silky smooth finish, apply a coat of primer. After the primer dries, lightly sand it with a fine grit sandpaper (220 grit). Apply the first coat of latex paint, and then lightly sand that layer also. Wipe the walls down with a damp cloth after each sanding session. Then apply the final coat of latex paint.

Don't be afraid to spend a couple of extra dollars on good paint rollers. Those five-for-$10 rollers will make your walls look blotchy. Also, paint with a neutral color such as beige. It will make the house seem larger, and it will be inoffensive to buyers. In addition, semigloss paint will make your walls seem brighter. If your walls have imperfections, such as dents in the drywall or cracks in the plaster, consider using flat paint to hide those imperfections. Keep in mind that flat paint shows dirt easily and is difficult to clean, so leave it until just before your open house.

Consider the kitchen and bathrooms. Real estate brokers say that kitchens and bathrooms often sell the house. Concerning the kitchen, the most important thing to buyers is that it appears spacious. If, for example, your kitchen counter is full of appliances, you may choose to leave one or two appliances there, but the rest should go.

Outdated or worn cabinets can bring the whole kitchen down, but refinishing them is relatively cheap and easy to do. If you have a dark or small kitchen, make it look larger and brighter by using a lighter finish on the cabinets.

With regard to bathrooms, studies show home owners who undertook major bathroom remodeling jobs saw between 88% and 91% of their costs recouped. Beyond major renovations, real estate brokers say that simply replacing towel racks, toilet seats, light fixtures, drawer/cabinet handles or the sink can make a major difference to potential buyers. Freshly caulk and redo grout in countertops, sinks, tubs and showers.

What about the roof? The biggest concern for most home buyers is the roof, according to brokers. Typically if your roof is 5 to 10 years old, you're likely all right. But a roof that's 17 to 20 plus years old may be a problem. Buyers tend to run away from maintenance issues that haven't been dealt with, and the more problems they find, the more they will want to negotiate the price down.

Carpet cleaning and flooring options. You can shampoo or steam clean your carpets, or you can use a dry cleaning system, which requires no water or steamer rentals, and which dries instantly and kills virtually all mold and bacteria. Apply according to the manufacturer's instructions, and then vacuum. If all else fails, get a professional to do the carpets for you. You'd be surprised how much better your carpet will look after a good cleaning.

If your carpet is in poor condition, you can replace it, or you can restore the original hardwood floor. Hardwood floors are very popular right now, and in a lot of cases old houses have nice hardwood flooring underneath the carpet. Rip up a bit of carpet in a closet or other inconspicuous area to check the floor's condition, and compare the price of restoring the hardwood to that of installing new carpet.

Lights, modern light switches and outlets. Some of the new style switches can be installed easily using the wires already running to the old switches. Just be sure to turn off the power to the room or entire house before doing any work. The new outlets look nice, and give the impression that the electrical wiring in the house is newer than it really is.

In general, older people are more sensitive to glare than younger people, and many people prefer indirect lighting over direct lighting. "People often prefer lights to be tucked away, so the light source is masked. Nice warm colors are also appealing," she says. Also advisable: On darker days, leave the lights on and the curtains open.

Put up wood trim and moldings. Simple ceiling trim or moldings and armchair railing are the easiest and most typical do-it-yourself upgrades found in newer homes and go a long way toward improving the look and feel of rooms. To make an even bolder statement, paint the walls a neutral flat color and paint the trim a high gloss white.

Hang fresh curtains and blinds. Blinds don't cost much, and curtains can be cheap also. Over time, the sun fades the colors from your blinds and curtains, so new ones will make a better impression than old ones.

Choosing Paint Colors - A Snap With These Designer Tips


Feel lost when it comes to color?

A lot of us in Western Culture are, with good reason, scared of color. Why? Because trends over the last century have said that muted neutrals, whites, grays and blacks mean sophistication.

These Designer color techniques will take the mystery out of choosing paint colors.

Some ideas die hard but, take it from me, color has come back with a vengeance...because color is as exciting as life itself. Be real and authentic. Use those colors you love. The bottom line is it's up to you how you use - or don't use - color.

Choose a Monochromatic color scheme if you're going for a soothing atmosphere.

While Monochromatic means colors in the same family, it doesn't have to mean beige and more beige.

These schemes can be subtle and subdued when using lighter, muted color values, or dramatic and daring if you use rich, saturated hues. A monochromatic scheme might go with a deep purple on an accent wall and a purple base color skewed to a much lighter value on the ceiling and other walls. Shades of lavender and maroon can be worked in through fabrics, floor-covering and other paint accents.

By the way, purple is the "hot" (as in hip, cool, in) color right now. Oh, and if you're skeptical as to how much color affects the way you feel, research has shown that purple can actually lower blood pressure. It's purple, blue, green and the hues on that end of the color wheel that have that soothing influence. These colors and monochromatic color schemes are great choices for bedrooms, bathrooms and other spaces where you want to create a soothing, rejuvenating mood.

Contrasting Colors generate excitement and a warm social feeling. Remember these are the hues that lie opposite each other on the color wheel.

Contrasting schemes are great for bustling hubs of activity like Kitchens and Family Rooms...Interestingly enough, these contrasting colors are also referred to as Complementary colors.

Hey, opposites attract! So it's no wonder these contrasting/complementary colors are pleasing to the eye. Try pairing some wonderful greens with a rich terracotta, or maybe golds with deep purple. Are you getting the sense that purple is in?

Designer Tip: When working with contrasting hues give one prominence - 60% or more - to avoid a frenetic, edgy feel.

Analogous Color Schemes work with several distinct hues that are adjacent to each other on the color wheel.

As with Contrasting/Complementary colors, if you use one color more prominently than the others you'll create a more pleasing palette.

A Triad Color Scheme is fun and contemporary...It uses any three colors equally spaced from each other on the color wheel. Think orange, green and purple. Use these colors in varying proportions--a dominant color, a secondary hue and an accent color for pop. These schemes are awesome in deep, sharp colors for kids' rooms...Or try it in "off" hues for a rich more traditional effect.

You can paint test patches on your wall or on a scrap of wood or wallboard.

Don't forget that light matters!

Make sure you take the time to see how your color looks on different walls, in both natural and artificial light and at different times of day. Be sure to evaluate your color choices during the times you'll mostly be using the room. For instance, if it's your bedroom and you work all day, I suggest you make your decisions looking at samples at night and early in the morning.

One of the things that I am amazed at is how many people allow their homes to be in such a state of disrepair and weathered looking until it comes time to sell their home. I did this with the first home I lived in, and after getting the house ready for sale, I realized what a nice looking home we actually had. With just a few, low cost projects, you can not only enjoy the home you have now, but you can increase its value at the same time. Here are five ideas that you can start on this weekend.

The first tip is always the easiest and cheapest, which is paint. Take a walk through your home and look at the ceilings. I would imagine they need some fresh white paint to help brighten up the room and give your rooms a cleaner look. You may want to keep the walls the same color as they are now, or you may want to change the look all together with a new color. Another idea, especially in the kitchen, is to paint one wall a different color as an accent. Paint is always one of the best ways to make the biggest difference.

The second tip is to go outside and look at your landscaping (or lack thereof). Trim the bushes so they are not blocking the windows. Remove some bushes if it is highly overgrown, or add some bushes if it is bare. One thing I have done is to drive in some nicer neighborhoods and found one or two houses that I liked the landscaping, and then went home to try and replicate what they had done. Also, plant grass in the bare patches of your yard. Dirt yards are not attractive.

The third tip is also low cost and similar to the second. Most homes lack color outside. They could use flowers or other features to add color to the outside of their home. Or, their trees have such low hanging branches that the color is hidden. First, trim the low branches to raise the canopy of your tree. Second, add some color with shutters, flowers, garden flags, a colored front door, etc. The overall goal of tip two and three is to give your home better curb appeal.

The fourth tip is to go back indoors and look at your flooring. For less than $1,000 you can usually tear up the carpet and add a nice wood floor, or even replace the carpet with a high quality carpet. We have a carpet warehouse that still charges by the square yard. Beware of the popular home improvement stores that charge by the square foot. It makes it much more expensive. I was able to replace three bedroom carpets with high quality carpet for less than $1,000. New flooring modernizes your home in unimaginable ways.

The final tip is to do some tile work. Tile work is actually much easier than you might think. I removed the linoleum in the bathrooms and installed tile floors. I made the bathrooms look cleaner, more modern, and greatly improved the value of our home. I also added a tile back splash in our kitchen. Both were weekend projects. Each bathroom was less than $300 for the tile, grout, adhesive, and rental of the tile saw. The kitchen back splash was half that cost.

Almost all these tips can be done by yourself and are fairly inexpensive. It may be that you can do one of these projects ever three to six months. Within a short time you will have modernized many of the features of your home and made living in them more enjoyable. I can guarantee that your friends and neighbors will compliment your improvements and will inspire them to make the changes too.

Moving Tips - Check These Items Before Beginning the Big Move!


You hate the idea but it comes in everyone's life at one point or another. Leaving your home because of divorce can be tough! Look at it this way though - you could be facing a move for college, or going into the armed services, moving to your first apartment, buying your first home, upgrading to accommodate your growing family, new city with a job change, death, and even into assisted living, all requires adjustment and packing your treasures so that they arrive in the new place in one piece.

Every move, no matter how daunting can be made simpler with the right tools. You will need the following:

Boxes - pack in same size boxes for the most part. I prefer smaller boxes so they can be handled easily. Begin with a very bundles of small boxes and purchase more as you pack. I use medium and large boxes very sparingly. You can find free boxes on Craigslist under Free sometimes but you are getting what someone else used and it may not be easy to stack or pack. I purchased boxes and have kept the same ones for a number of moves by storing them. If you rent, there is a good chance you will move again so why purchase twice.

Colored Tape and/or Markers. You will need a number of colors for the various rooms. Coordinate the marker and tape colors with each room - kitchen, dining room, living room, bathrooms and each bedroom. If you have a garage you will want additional supplies for that and another for basement if needed. Colored duct tape can be purchased at Wal-Mart or U-Haul has a system of preprinted tapes you can buy in a bundle for the various rooms. Uhaul also carries a line that will indicate upon arrival at your new location to "OPEN FIRST".

Suitcase for each family member. Now the fun part! Pack a suitcase for each member of the household. Tell everyone to pack what they need for a long trip because they can only use what is in their suitcase. When you get to the new residence it will cut down on not being able to function while you are unpacking boxes. Also create one box with the following items for immediate needs upon arrival: Toilet paper, feminine hygiene products, dish soap, paper towels, Windex, light bulbs, garbage bags, flashlight, towels, washcloth, first aid kit, and pet food if needed. This will all go in the family car when the move happens.

PACKING

Depending on how much you have to pack and how much advance notice you have, begin with designating a corner in each room for filled boxes. This might require some creative arranging but will be worth the efforts. You should also designate a spot for things you do not want to move in another part of the house such as a garage outdoor patio/porch. This will be sorted later into yard sale, Craigslist offerings, and donations, but for the time being put it all together. Notify everyone in the family of this spot for their offerings.

Start by putting empty boxes in the room and assign the color for that room. It's a good bet if you are moving to a home of a similar house to the house you are leaving, you will have items going into similar rooms. This means you tag the furniture, beds, desks, dressers, chairs etc with the appropriate colored tape too.

Now set up the rules for everyone about what is okay to pack. Small children can participate without stressing if you let them choose their toys they want to pack, allowing them to keep their two favorite things out for play. Everything else gets packed for opening on move day. (My daughter loved this game because I hung a calendar with big stars on it showing the move date and it was like waiting for Christmas as she did the countdown to move and unpack. Let them know you have the "Open First" tape but dole it out carefully.

Now go through your rooms and pack everything in the boxes in that room and stack them in the corner out of the way. You can get detailed on writing everything down but simple groupings make it go faster. Such as "winter clothes" "shoes" "toys" "lamps" etc. Write in easy to read box letters on the side of the box. Writing on the top does not work since you would be stacking boxes. Also write on two opposite sides so that no matter how they are stacked, knowing what is in the box will be easy to figure out.

You might need medium or even large boxes for a very few things but for reasons of physical manageability try to keep these boxes to a minimum. Leave one open box in each room to be sealed up at the last moment for those final things that need to be packed at the last minute.

For your living room and dining room you might have some fragile knick knacks that you will want to carefully pack. Outside of purchasing bubble wrap you can use towels, blankets and sheets to wrap and protect them. I put towels between my paintings before wrapping them with a blanket and taping around them with the colored living room tape and it worked very well.

In the kitchen plan on working with a single frying pan, a spatula, a can opener and a couple sharp knives while everything is being packed. It is real easy to plan meals around take out, paper plates and cutlery. When I moved I liked to cook everything on a barbeque. Hamburgers and salad were mainstays during my moves with Ravioli and PBJ's for lunch and fruit with cereal and pancakes for breakfasts. The day of the move it is easy to toss it in a box and put it in the car with suitcases so that you have something to use in the new kitchen the moment you arrive.

If you are moving a long distance where packages of food will not travel well or your things are going into storage for a period of time, I suggest you put those things in a box and take them to the local food bank, soup kitchen or women's shelter for their use. They will definitely appreciate your donation and you don't have to move food that will be expired or inedible when you get to unpack. They usually can't accept open containers of food but things like cake mixes, unopened flour, sugar and cereal, and canned goods are great. If nothing else find a young couple with little children or an elderly person in your neighborhood that you can give these things to.

THE MOVE

Whether you are moving across town, across the state or across the country, how your things are transported is of course dependent on your budget. Of course there are a number of rental companies that have everything from dollies to trucks for you to do it yourself, and even refer people to hire to help you load your packed items. I found it well worth the money to allow to strong young men to help me load furniture and make everything fit tightly and safely for the move, let alone save my strength for the drive and unpacking at the other end. These services are available at the other end of your journey as well. Just check with your local U Haul dealer to get a list of names and phone numbers at both ends. This contract will not be through U haul, these are independent contractors that work outside of U Haul to provide these services.

UNPACKING

Now you have reached your destination and you are ready to unload. Start by going though the new residence and take a piece of the colored tape and put on the door of the room assigned to that color. Put everyone's suitcase in their individual bedroom.

Next have the truck unloaded and put all boxes aside until you get the furniture into the house and into the appropriate room. Assemble beds, and make a stab at placing your furniture where you want it in the rooms. You can do the arranging later.

Once all the furniture (big stuff) is in place, bring in the boxes and put them in the rooms assigned by color. In a very short time everything will be sorted and you will be ready to unpack into your new environment. This also makes searching for previously "unrealized critical items" easier to find since the boxes are in the appropriate room and correctly marked.

Prioritize the unpacking to the kitchen, bathroom and laundry room before you worry about bedrooms. Each member has a suitcase so the main focus would be on hygiene and food. Tackle the home centers first so that your family can function with school and work.

Unpacking can be daunting and the old adage of "Eating an elephant one bite at a time" holds well here - try to think about unpacking a couple of boxes each day. Focus on one room at a time, one box at a time and before long you new home will be functioning as good as or even better than your last residence.

The buzzword today with residential real estate agents is staging. Staging a home can change a homes atmosphere that appeals to homebuyers and which may bring a higher price and accelerate market time. By adding small decorative touches, rearranging or deleting furniture or creating vignettes a home can look like a professional stager was hired.

Do's

-Invite a friend or real estate agent over. A second or third pair of eyes will help you accent the best and edit the worst in your home. Be prepared for some constructive criticism. Depending on how much time you have available for an update or a makeover, you will need to prioritize and figure out what will give you the biggest return. Float sofas and coffee tables away from walls for a designer look. Use area rugs to anchor furniture groupings on bare tile and wood floors. Living spaces must have matching table lamps. Streamline family photos and place green plants in room. Fireplaces should always be operable and on in season. Place groupings of candles and clear glass bowls filled with natural potpourri on side and coffee tables. Substantial wicker baskets can organize magazines, remote controls and toys. Limit knick-knacks to make room for staging materials.

-Give attention to Kitchens. Put away in a handy drawer all dish towels and rags. Reduce recipe boxes, barrels of cooking utensils, excess-cooking machines, and cookbooks by two-thirds to open up counter spaces. For a quick update put new hardware on cabinets. Find an out-of-the-way place for a portable dishwasher. Clean off everything on the refrigerator door. Omit throw rugs scattered around the kitchen. Clean off windowsills to open up exterior views. Organize cabinets with clear containers. If you can't see the back wall of a cabinet, buyers will think you don't have enough storage space. Ditto closets. Budget to keep a variety of fresh fruit in a glass bowl on the counter. Edit family bulletin boards. Remove old curtains and install new wood blinds on windows.

-Spend time on sleeping and bathing spaces. Often over looked in the frenzy to get a home on market, these spaces can make or break a home. Buy a set that consists of a matching bed skirt, bed spread, pillow covers and blinds to match. Buy a new shower curtain and separate liner. Wash the liner often if mold develops. Add complete sets of towels that coordinate with your new shower curtain. Clear all cosmetics off vanity. If you have an over-the-toilet cabinet consider removing and place a piece of artwork in its place. Remember to keep items in the "too much information" category, out of view. If you have a king-size bed in a small room, you'll pay to have buyers over come this negative, so get rid of it now. Clear off dresser and nightstands of excess. Make sure the bedroom receives the maximum natural light. Install closet organizers in closets. Eliminate wall and door hooks for clothes. People might look under your bed, no surprises please.

-Remember first impressions in entries. A simple consol table with mirror over makes a nice entranceway. Make sure this space is well lit day or night. Place adhesive under rugs so buyers don't trip or slide.

Don'ts

-Use inexpensive silk flowers. Nothing distracts buyers more that silk flowers that are past their time, inappropriate for the season or thrown together. Throw them out, now.

-Forget to upgrade Fido's bowl. I've experienced more unhealthy pet food bowls, watering stations and litter boxes than I care to remember. We know you love your pet, but prove it to homebuyers.

-Overlook window coverings. Buyers today think less is more in window fashion. They want the most light and the least embellishment on windows. And no layered treatments with sheer panels please.

-Use low wattage light bulbs. Dark, dim rooms are unappealing to homebuyers. They want to see what they might buy. Replace bulbs with manufacture recommended wattages and especially the burned out ones. The newer low-energy bulbs don't cast home or people in flattering light.

-Think that everyone loves wallpaper. No two people have the same taste in this instant decorator finishes. If it's more than three years old, take it down and paint in a neutral color. And wallpaper boarders are out.

-Paint with commitment colors. If you've determined that you need to paint, stay away from bold or as I call them commitment colors. Commitment colors are those buyers either love or hate. It can be difficult for buyers to overlay their style on them. As one client said to me " I don't live in a magazine."

-Think cleaning is a part of staging. Cleaning is what you do before staging. Everything should shimmer and shine. Don't forget the windows.

Bold or Brightly Colored Accents.  You can use fewer accents in a room if the things you do use are bold in color or design.  These can be found at most dollar stores and discount stores.  The visual weight of these items will fill a space more than many accessories that blend with the room's color.  This theory applies to any room from kitchens to baths, living rooms to bedrooms. 

Functional Items as Decor.  The easiest way to add personality to any room is by making the most of objects that you every day.  All that fruit that you buy to keep you healthy?  Put it in a bowl on your countertop or in the center of your kitchen table and it becomes a decorative accent.  The towels you use in your bathroom or kitchen?  Select colors that compliment your decor and stack them by the tub or hang them on the stove and they become a decorative splash of color.  Add color to your table by using those hidden away placemats, napkins, and napkin rings as a focal point and skip the vases of fresh flowers.  The point is to make the most out of item you already have or will be using anyway.

Small Changes, Big Results.  Sometimes a smaller change is all you need to see big results.  One example would be to paint one wall in a room a color.  This adds quick color without the cost of repainting the entire room.  Sometimes, simply rearranging the furniture can give you new perspective on a room.  Take out certain pieces and bring others in from other rooms until you are pleased with the effect.  Never underestimate the impact that can be made by the smallest change.

Usually we do this when we redecorate, renovate, or if you just need a new coat to restore the original look. Every time we need to paint, we give ourselves an opportunity to get creative, or change the feel of something we've always felt iffy about. That being said, here are a few tips on how to paint your house so that it feels like every room really belongs!

#1 Choose a Color Scheme

The most important thing to do is to choose a color scheme. So if you like dark tones, try to stick to those. If you're a fan of pastels, try to keep things on lighter shades. Remember, you don't have to have the same color scheme for every floor of your home. So if you can't decide, you can have the best of both worlds by keeping pastels upstairs and dark tones downstairs, and vice versa.

The best pastel colors to use are yellow, blue, salmon, and lavender. More daring colors include orange and green. Living rooms work well with yellow and blue, kitchens light up with salmon or lavender, and bedroom colors can be up to the person sleeping in them.

Dark red, dark blue, dark green, and black are great colors to use for an edgier overall look. Hallways look best in dark red, so do kitchens. Before you paint an entire room, paint a small section of the wall with the color you like and let it sit there for a day or two. It will give you an idea of what the final product will look like. You can also paint different sections of the wall with your other color options so you can try them all out.

Simply go down to a local hardware store and ask the store salesmen to help you find some good brushes.
