But you also need to take into account the first few seconds when buyers are forming an impression of the interior of your house. This means that your front door and foyer area are the key to bringing your prospective buyers in with a positive frame of mind rather than a negative one. You want them to be thinking "Yes, I could live here..." and not "Uh-oh!"

Sparkling Clean

Entryways tend to attract a lot of grime and clutter. It's just a fact of dealing with a high-traffic area and people coming in from outside. Make sure that the small details around the door get a thorough cleaning, including the door itself, walls and baseboards, and don't forget the inside of the door frame, which can attract a lot of dirt. Get rid of all surface clutter (that spare set of keys needs to go somewhere else), and set up a system so that incoming mail gets dealt with promptly.

Splurge If You Can

Your house-dressing dollars can have a lot of impact here. If the floor needs some work, consider having it refinished or replaced if you can, or else splurge on a luxury carpet. A fresh coat of paint in a soft neutral color may also be a good idea, especially if you've been living with dark, patterned, or dated wall choices. Also, nothing says upscale quite like a vase of fresh flowers on the entry table.

Pale, plain natural-fiber floor covering is a less expensive option, and looks especially attractive combined with unpainted wicker furniture.

Home Staging Gone Bad!


I scheduled to show a house to my buyers. The Listing Agent mentioned that the house had been staged. With so many vacant homes on the market today it's nice to see one that is furnished and decorated nicely. It gives the buyers an idea of how they can utilize the space.

Upon entering this house, we noticed that there was an odor... my buyers remarked that it smelled like food. We walked into the main portion of the house and noticed that the house was jammed packed with furniture. In the dining alcove area, instead of a nice dining table, they put a full living room set. At the back door leading to the outside patio, they put a full-size dining table... right in front of the doors. (odd... why would you put it there when this house has a specific dining area?) The house was filled with knick knacks and "things". As we walked from room to room, we spent more time commenting on the odd tchotchkes than looking at the house itself. The master bathroom had a 3 tier shelf unit above the toilet. The shelves were filled with large pillows. (pillows on shelves in the bathroom?) Then my buyer noticed that the toilet seat didn't fit the toilet. It was several inches shorter than the toilet. When we walked into the back bedroom, we noticed another odor... this time like mold or must. There was a very large stain on the carpet. We were almost done with our tour and I went to open the door leading to the garage. Once again, we were struck with yet another odor... this time the stench of bananas! Amongst many items left in the garage, there were two crates on the garage floor... one filled with bananas and one with onions. The house was so poorly staged, that we were actually glad to leave and head outside to get some fresh air.

The house has been on the market, with this current Agent, for 175 days and with cumulative days on the market (CDOM) of 522! I wonder if the Listing Agent has been to the house recently? Did she approve the staging?

Here are some simple tips for staging:

Clean and get rid of clutter... in every room! Make sure the furniture fits the room and is not oversized Clean the carpeting. Buyers do not want to see large stains in the carpeting Make sure the house smells nice. Put scented candles or some air fresheners around the house. Some scents that can help to sell a home are cinnamon, citrus, hint of mint, baked goods, vanilla... etc Do not decorate with personal items. Remove any personal photos or religious or political items that the buyer would not be able to identify with or may offend the buyer Keep the colors neutral yet repaint carefully. You may want to spend $25 for a gallon of neutral-color paint to make a room more appealing. But remember to do a good job repainting. Buyers will notice a sloppy paint job. Dust and clean the baseboard moldings and walls. If you do not want to repaint, at least take the time to clean the moldings and walls. this does enhance the appeal of a house as it shows that the house is maintained well.

A house should be staged to get a quicker sale for top dollar. So if you are hiring a staging company, check their credentials and ask to see a portfolio of their work. Take the time to go to the house after it has been staged to see if they have done a good job.

It is no secret that we live in a world obsessed with diet and weight loss; at least that's the case in America. Everyone wants to look great not just for the aesthetics of looking great, but also because it is healthier. In America, we are also obsessed with convenience. This is why we invented the microwave, the washing machine, the dryer, and so much more. Americans are constantly looking for ways to make things more convenient. So why not combine the two? Building an at home gym might seem like a costly idea, and while it can be, it doesn't have to be. You just need to know the essentials of building a gym in your home.

First you need to find a room that is big enough to house your gym. This could be a spare bedroom, an extra den or living space, or a garage that you have converted into a livable space. It is important, however that whatever the space you chose has air conditioning or some good ventilation, so that when you get hot and sweaty you have a way to cool down.

Next you need to make sure that you have flooring in the room that is conducive for working out. This includes thin carpet, wood floors, or tile. You should also make sure that the room is painted in a color that is cool and bright to encourage you to work out in the room.

In terms of workout equipment you don't need to purchase a lot. The most important things that you need are a piece of equipment to do cardiovascular exercise and some free weights. So that means that you should probably purchase a treadmill of some sort or an elliptical machine. These can cost several hundred dollars but they are worth the money. In terms of free weights, you will want to purchase 5, 10, 15, and 20 pound weights if you are a woman, and heavier weights if you are a man. You want weights that you can hold in one hand, as well as weights that you put on a bar. Be sure to also get a floor mat so that you can do your crunches and other floor exercises.

You also should consider putting a television with a DVD player in your gym as well in case you want to do any aerobic or exercise tapes. Other equipment is optional. Bowflex machines, Iron Gyms, Ab Rockets, Air Climbers, and more are things that you can put in if you have the additional funds but aren't necessary just to get started.

There are a few other upgrades you can add to your gym like a wall of mirrors so you can see what you are doing, although if you don't have the money to do that then you can just get a couple of cheap mirrors from Wal-Mart or Target. Glass-topped tables take up little visual space and add emphasis to any ornaments or objects displayed on them - a clock or vase of flowers, for example, seems to float in the air.

The bed: Like the other furniture, the bed should be simple and functional in style. Choose a basic wooden bedstead, natural, painted, or stained, or a wrought-iron one for contemporary chic; or opt for a simple daybed and dress it up with boldly patterned and colored bed linen. Set against the walls with a bolster at each end and some scatter cushions along the back, such a bed provides sofa-style seating during the day.

Storage: With space at a premium, built-in floor-to-ceiling cupboards and wardrobes make sense, along one wall, filling an alcove or fitted in an arch over and down the sides of the bed. Mirrored doors on storage units double the sense of space and light and, unlike a freestanding mirror, take up no additional floor space. In a very small bedroom, choose built-in furniture to tone and blend in with the walls.

Check out office supply stores for functional filing cabinets and box storage systems, which come in a bright array of colors as well as traditional gray and black. Industrial suppliers are a potential source of clever storage units, such as galvanized metal high-security boxes.

On a limited budget, you can fit a clothes rail across an alcove and screen it with bright fabric curtains or with white or boldly painted medium-density fiberboard panels. For added storage options, build one or more shelves at various levels behind the screen.

Of recent, there has been a renewed interest in decorating with an old idea: painted canvas rugs, also known as floor cloths.
